Home Inspection


Every property is likely to have some form of defect and it is a home inspector’s job to locate the defects a property may have both minor and major. Whether or not a defect is minor or major is usually characterized by the cost to repair or remediate the defect.

When you hire a home inspector to look at a property it is that individual’s job to look over the property and attempt to explain the defects he or she finds in the property and suggest the repairs that are needed. Most inspectors will typically perform a walk thru after the inspection is complete explaining his or her findings to you and then within about a day or so you will be provided with a report to utilize for making those repairs or in the re-negotiation process with the seller if you are seeking to have the seller take responsibility for repairs.

A typical inspector will look into the structure and construction of a property, the foundation, electrical, appliances, plumbing, roof, and the property’s overall condition. Some inspectors will include environmental hazards at the same cost or may do so at an additional cost. Some environmental hazards include mold, lead paint, asbestos, and radon. Another inspection that may cost additionally is a termite or pest inspection.
